P+P advises Caleus on sale of real estate in the renowned Schützenquartier in Berlin
Caleus Capital Partners, the investment platform of the Caleus Group, has sold four office properties in the renowned Schützenquartier in Berlin-Mitte to the European private equity real estate platform Henderson Park.
The building complex that was sold includes the addresses Charlottenstrasse 18, Zimmerstrasse 67-69 and Markgrafenstrasse 58. The multicolored buildings were built in 1998 on the former Berlin Wall strip by the Italian architect Aldo Rossi; since 2015 they have belonged to the portfolio of the investment manager Caleus, which first managed them for Tristan Capital and then for Singapore's sovereign wealth fund GIC. Around a third of the space, which is approximately 20,000 m², is leased to the Bundesanstalt für Immobilienaufgaben (BImA, German Institute for Federal Real Estate), which houses the German Ministry of Agriculture and Food. The remaining spaces are allocated to various other renters.
